Restoring Sash Windows
At The Sash Window Man (London), we pride ourselves on a sympathetic and considerate approach to the restoration of box sash windows. The sash windows in period properties are very important to the overall look and feel of the building. If the windows have fallen into disrepair the property can look shoddy — and failure to repair rotten sash windows can lead to additional and more serious problems caused by penetrating water.
We begin by preparing the area with dust sheets to keep mess to a minimum, then remove and check the sashes. We remove any rot from the sills and boxes and either repair or replace the wood. Sash weights and pulleys are checked, new ropes are always fitted, and draught-proofing brushes and beads are installed to prevent draughts and rattles.
Sometimes, on first inspection, we find that the sashes are beyond repair. If this is the case, we will give you a detailed quote covering the cost of making, painting, glazing, and fitting new sash windows — and we would always agree any additional costs before continuing with the work.
All newly restored sash windows are decorated with high-quality micro-porous paint. Once painted, your windows are protected and will not need to be redecorated for up to four years.
New Sash Windows
All new sash windows from The Sash Window Man (London) are made using timber from sustainable sources. We can match any moulding or profile to replicate, as closely as possible, the original sash windows of any building — and we have worked extensively with local authorities as experts in listed buildings and conservation areas across all London boroughs.
As all of our work is made to order, we do not have a catalogue — but we are always happy to prepare a quote. New sash windows are usually glazed with 24mm double-glazed low-emissivity glass to comply with current building regulations, though occasionally a local planning authority will insist on single glazing to maintain the authenticity of a listed building's façade.
All replacement sash windows are fitted with a draught-proofing system, fully factory-finished with a micro-porous paint system, and supplied with all necessary window furniture.
Draft Proofing
Draft-proofing your sash windows is a surprisingly effective way to make your house feel instantly warmer. A typical sash window will allow warm air to leak from your room in a similar way to how a hole allows water to leak from a hose — without draft-proofing, it is not uncommon for the air in a room to be changed three times an hour.
The draft-proofing we install is very discreet and will not change the look of your windows. Beyond warmth, you will also notice less noise from outside, windows that no longer rattle, windows that are easier to move up and down, and a significant reduction in dust coming through.
Double Glazing
Having your sash windows double glazed provides a neat solution when you need improved performance — to save heat and reduce noise — but you don't want to spoil the character of your house. The dimensions of your existing sash windows are carefully measured and replicated as closely as possible in our workshops, including any decorative horns.
We fit low-e thermal glass as standard in all of our windows, along with our draught-proofing system. The thickness of the double-glazed unit depends on your existing sashes — we typically fit an 18mm unit, though we can fit 20mm or 24mm units where dimensions allow. The bigger the gap, the more effective the window is at reducing noise.
If thermal insulation is a priority, we can improve performance further with argon gas within the double-glazed units. If sound insulation is the main concern, we can incorporate acoustic glass — though please note that windows fitted with acoustic glass may not slide fully if there is insufficient room within the existing box for the additional weights required.
All double-glazed sashes are supplied fully finished in our workshops with top-quality micro-porous paint. You should not need to paint the sashes for at least five years.
Sound Proofing

The Sash Window Man (London) offers a variety of sound-proofing solutions to increase the noise insulation of your sash windows — from discreet secondary glazing and acoustic glass to new sashes fitted with acoustic laminate glass. The right solution depends on the type and level of noise, how much it bothers you, how much you use the window, and your budget. We are experts at giving you the right advice for both your situation and your pocket.
Acoustic Glass
Sound-proofing your sash windows using acoustic glass is one of the most effective ways to reduce external noise — installing acoustic glass windows has been found to reduce noise by up to half. In most cases, we simply replace the existing sashes with acoustic glass sashes that fit within your existing sash window boxes.
We offer two types of sound-insulated glass, both of which can be fitted to your existing sash windows without compromising the period look of your home: a single-glazed acoustic laminated pane to reduce noise, or a double-glazed unit incorporating acoustic laminated glass to reduce both noise and heat loss.
The benefits of acoustic glass include a more peaceful night's sleep, a quieter and calmer environment, fewer noise distractions, and improved heat insulation and security.
